Zac Écoquartier Méditerranéen des Pins
The town is delivering a masterplan to reconnect the station, historic center, and beaches through better public spaces and low-carbon mobility. New anchors—Place Antonin Revest, Boulevard Georges Pompidou, Allées Robert Badinter, Avenue Simone Veil, the future Station Gardens, and a renewed Quai Colbert—will knit the center together and lift everyday quality of life.
ZAC des Pins
A new Mediterranean ÉcoQuartier on the former “des Pins” campsite sits at the heart of the plan. As a ZAC (concerted development zone) awarded the national ÉcoQuartier label, it will deliver:
- Nature-positive public realm: extensive planting, “green islands,” and strong sea–lagoon connections, extending the town’s green and blue corridors.
- Climate & water resilience: open-air, gravity-fed stormwater with planted swales, soil de-sealing, urban cooling, and hydraulic transparency to manage flood risk.
- Walkable, low-car mobility: a fine-grained pedestrian and cycling network, traffic-calmed streets (Zone 20), and a centralized parking structure that frees public space.
- Mixed, affordable housing: generous, dual-aspect homes across typologies—urban villas on pilotis, intermediate and clustered houses, and apartments—for an intergenerational community.
-. Bioclimatic architecture: building forms and orientations tuned for year-round comfort and lower energy use.
The municipality leads the process via a ZAC, with public meetings, workshops, and a permanent exhibition at Agora. Public comment registers are available at Agora and at Town Hall. A coherent, resilient district that restores Le Grau-du-Roi’s bond with its “liquid” landscape, prioritizes proximity and walkability, and offers high-quality, attainable housing—making the town more livable for residents and visitors alike.
